Roof Leak Repairs in Templeogue
A repair to one roof detail does not renew everything beside or beneath it. Tell us where water or damage appears at your Templeogue property and whether water is entering now. At Emerald Isle Roofers Dublin, we assess the proposed repair area and the surrounding roof before explaining what can stay, what needs attention and when a wider scope may be necessary. You do not need to identify the fault before contacting us.
Emergency roofing is available 24/7, 365 days a year. Call to check current availability. Same-day attendance depends on location, weather, traffic, crew availability and safe access; it is not guaranteed.
Describe the problem at your property
Your area, address or Eircode and a plain description are enough to start. Email is optional; roof knowledge and photos are not required. This form accepts no attachments. An enquiry is not confirmation of emergency dispatch: phone for current urgent availability.

Establish what the evidence can support
Start with the affected room and position, when the symptom began, the weather at the time and whether water is active or has stopped. Mention earlier repairs if known. A description of what you already noticed safely is useful; there is no need to investigate the roof yourself.
Water can travel beneath a covering or along a connection before appearing indoors. We compare the relevant accessible signs, coverings and junctions, separating an observed defect from a suspected entry route and an inaccessible detail. Finding one visible fault does not necessarily explain every symptom.
A dry visit may reveal deterioration or other evidence without reproducing intermittent ingress. If closer professional access, lifting or opening-up is needed, we explain the purpose, limits and cost arrangements and seek agreement first. We do not assume that a first visit will establish the complete source or include an unspecified test.
For the wider assessment of uncertain water entry, see our Dublin roof leak guide.
Define the covering being repaired and the covering being kept
A contained pitched-roof repair should identify the slate, tile, ridge or verge detail involved, the appropriate fixings and any necessary adjoining work supported by the assessment. Shape, profile, overlaps and fixing arrangements need to suit the retained covering; matching is not just a matter of colour.
The surrounding roof must also provide a suitable connection for the proposed work. If adjoining deterioration makes the original repair boundary unsuitable, we explain which additional area or alternative needs consideration before agreement. We cannot promise a discontinued match or a fixed lifespan from a description alone.
Replacing a unit or repairing a ridge does not automatically renew the underlay, battens or support beneath it. Concealed components are not fully inspected from a surface view. Any lifting needed to assess them should be agreed, rather than described as already checked. One slipped unit, roof age or an earlier patch is not a whole-roof verdict.
For material-specific covering work, see slate roofing.
For tiled coverings and their retained surroundings, see tile roofing.
For the separate detail along the roof's high point, see ridge tile repairs.
Name the connection, not just the nearest feature
Chimney masonry and the top of a stack are different work from roof-level flashing or a back gutter. A stain near the chimney does not establish which component is responsible. The findings determine whether stack work, junction work or further investigation is appropriate.
A wall abutment is where a roof meets a wall; a valley carries runoff between slopes. Repairs to these connections need to meet the covering left around them and account for the adjoining runoff route. The scope should identify both the repaired connection and the retained parts, rather than imply that every nearby component is being renewed.
An obvious defect may warrant work while another possible entry route remains unresolved. We explain that distinction rather than present a universal reseal, stripping exercise or product as a cure for every leak.
For the distinct stack and roof-junction scopes, see chimney repairs.
For connections at walls and between slopes, read about lead flashing and valley repairs.
Separate a flat-roof detail repair from renewal of its build-up
On a flat porch, extension or garage roof, the relevant seams, edges, upstands, outlets and falls help define the work. The deck and supporting build-up matter where they can be assessed. A visible surface does not establish the condition of every concealed layer.
An accessible detail repair may leave the main surface and underlying layers in place. Renewal of a defined section involves a larger agreed area and its connections to the retained roof. Wider refurbishment needs a condition-based scope of its own; it should not be assumed from ponding, age or recurrence alone.
Compatibility, preparation and the selected system's moisture requirements affect the available options. Wet or unsound layers need assessment before further waterproofing. Another patch or coating is not a universal answer, and any access needed to establish the underlying condition should be explained before it is agreed.
For the broader repair, refurbishment and renewal options, see flat roofing.
Keep drainage, roofline and window work clear
A gutter, outlet or downpipe problem may need a separate repair from the covering. Fascia or soffit work can also have its own boundary and supporting-condition questions. Clearing drainage does not prove that every route into the building has been resolved.
Moisture around a roof window may involve condensation or water entering at its surrounding weathering. Location, timing and weather help inform the assessment. Work to the window unit and work to the adjoining roof should be distinguished; replacing the unit is not an automatic remedy for an uncertain leak.
For rainwater components, see guttering repairs and replacement.
For adjoining boards and roofline work, see fascias and soffits.
For the established roof-window service, see skylight installation and repair.
Make the immediate stage and the remaining work explicit
Phone for current availability if water is active or worsening, covering is exposed, or loose slate, tile, ridge or chimney material could fall. Potentially falling material can need urgent professional attention without an indoor drip. A stopped leak does not, on its own, establish that it is safe to wait.
Keep people and pets clear of bulging or wet ceilings, wet electrical surroundings and falling-material areas, and seek appropriate qualified help. Catch drips only where safely reachable at floor level away from hazards. Do not climb onto a roof, enter an unsafe roof space or pierce a ceiling.
Professional temporary protection may be suitable where access and conditions allow. It is not guaranteed on every visit or the same as a permanent repair. We explain what the immediate work addresses, its limits and which investigation or permanent work remains to be decided.
For urgent help and the service limitations, see emergency roof repairs.
Put the repair boundary and approval points in writing
Investigation, temporary protection and permanent work should be identified as separate stages where they are different tasks. A free written quotation does not mean that every callout or investigation is free. Any chargeable step is explained and agreed first.
The written proposal should let you see what is included without assuming that everything beneath or beside the repair is new. Known work and uncertain or concealed items need to be distinguished, with additional work and cost explained for approval before that extra work proceeds.
- The defined repair area, method and materials, including the items to be retained.
- Adjoining details included in the work and any known limitations at the repair boundary.
- Professional access or scaffolding, protection of occupied areas and agreed waste removal.
- Investigation allowances, immediate protection, permanent work and any outstanding stage.
- Uncertainty, exclusions, follow-up arrangements and applicable written terms.
For broader defined covering and junction work, see roof repairs.
Leave a clear record of completed and retained areas
Before the visit or work, tell us about restricted side or rear routes, shared junctions, lower roofs and rooms in use. We discuss practical access and who can arrange it without assuming permission across another property or asking you to inspect at height.
At completion, we explain the agreed checks, repaired and retained areas, applicable terms and any remaining stage. Report fresh wetness with the room, date, weather and previous scope where known. It should not simply be dismissed as drying or taken as proof of a previous contractor's fault. A description is enough; photos are optional and only from a safe indoor position. Phone if water worsens or material could fall.
Where the assessed condition warrants comparing a repair, section renewal and full replacement, we explain what each addresses and leaves in place, including the connections to retained parts. Full replacement concerns failing roofs on existing homes. Our ten-year warranty applies only to full replacements and new roofs under written scope and terms, not local repairs or section renewal.
For condition-led renewal of a failing existing-home roof, see roof replacement and re-roofing.

Questions about the scope of a roof leak repair
Can I ask for help without identifying the fault or sending photos?
Yes. Give your area, address or Eircode, where water or damage appears and whether it is active. Material knowledge and photos are optional, and the form accepts no attachments. Do not investigate at height to provide more detail.
Does repairing a few slates or tiles renew the layers beneath them?
Not automatically. The agreed work should identify the covering, fixings and adjoining items included. Concealed underlay, battens or support may need separately agreed lifting or access before their condition and any additional work can be established.
What if the surrounding covering cannot support the proposed local repair?
We explain the evidence and why the original boundary or method is unsuitable, then discuss alternatives before agreement. That may involve an additional defined area, but it is not automatic authorisation to renew the whole roof.
Can a dry visit help after the water has stopped?
Signs and the history may still support an assessment, though an intermittent leak may not be reproduced or fully traced on that visit. Any further investigation and its cost arrangements should be agreed. Phone if symptoms worsen or there are hazards.
Does a flat-roof patch include the deck or insulation?
Only where the agreed scope includes that work. A surface or edge repair may retain those layers. Their condition, compatibility and the selected system's preparation and moisture requirements affect suitability; wet or unsound layers need assessment before more waterproofing.
Can an obvious chimney or gutter defect be separate from the leak?
Yes. It may require work without explaining all the water entering elsewhere. The findings should distinguish the visible defect, the suspected route and any unresolved question, rather than treat the nearest feature as a confirmed source.
What does temporary protection leave to be agreed?
It may leave further investigation, a permanent repair or a wider condition-based decision outstanding. We explain those limits and the next step. Suitable protection is not possible on every visit, and an enquiry does not book emergency attendance.
Can investigation and repair be quoted as different stages?
Yes. The purpose, access, limits and cost arrangements for investigation should be clear, separately from any protection or repair proposed. You should know what you are authorising at each stage, rather than assume a quotation includes unrestricted investigation.
What should I mention about shared or restricted access?
Describe the route already known to you, shared junctions, lower roofs and occupied rooms, and who can arrange an access discussion. We can then consider the practical limits without assuming a right to cross another property.
Can concealed findings change the agreed repair?
They can change the options or the area needed. We explain the finding, proposed extra work and cost for approval before proceeding with that extra work. The original scope should make clear which matters were known and which remained concealed.
What should I report if fresh wetness appears after work?
Give the affected room, date, weather and earlier scope where known. A safe indoor description is enough; photos are optional. Recurrence needs reassessment, not an automatic verdict that it is only drying or that the previous work failed. Phone for worsening water or loose material.
Does the full-replacement warranty apply to a section repair?
No. The ten-year warranty applies to full replacements and new roofs under written scope and terms, not a local repair or section renewal. The quotation sets out the terms for the particular work agreed.
