Roof Repairs in Firhouse
Moisture beside a roof window, chimney or extension does not, by itself, identify the fault. Tell us where water or damage appears at your Firhouse property and whether water is entering now. At Emerald Isle Roofers Dublin, we consider the covering, its connections and the drainage together before recommending work. You do not need to diagnose the roof to ask for an assessment and a written quotation.
Emergency roofing is available 24/7, 365 days a year. Call to check current availability. Same-day attendance depends on location, weather, traffic, crew availability and safe access; it is not guaranteed.
Tell us what you have noticed
A plain description and your area, address or Eircode are enough to start. Email is optional; roof knowledge and photos are not required. This form accepts no attachments. It is an enquiry, not confirmation of emergency dispatch. For urgent help, phone to check current availability.

A useful starting point is what has changed
Let us know the room and position of the mark or drip, when it first appeared and whether it follows particular rain or wind. Say if water is still entering, has stopped or has returned after earlier work. Information you already know safely is useful; there is no need to inspect more of the building before contacting us.
Water can travel beneath a covering or along a connection before it reaches a room. We compare the internal signs with the relevant accessible roof details, distinguishing an observed defect from a suspected route and an area we cannot yet assess. On a dry visit, evidence may remain even though the weather-dependent leak cannot be reproduced.
If closer professional access, lifting or opening-up is needed, we explain what the investigation could establish, its limits and the cost arrangements before seeking agreement. Neither a visible mark nor an initial enquiry provides a certain diagnosis.
For more on assessing an uncertain entry route, see our Dublin roof leak guide.
Look at the roof window and the roof around it
Moisture on the glass, frame, internal reveal or nearby ceiling can point to different questions. Condensation and water entering at the surrounding weathering need to be distinguished using the location, timing and weather pattern rather than assumed from a stain.
Where accessible, the assessment may involve the roof covering beside the window, the flashing that sheds water around it and the connection to the underlay beneath the covering. The unit and its surrounding roof details are not one repair item: the findings should explain which part needs attention and what remains uncertain.
A wet mark does not automatically justify resealing or replacing the window. We discuss the practical scope supported by the evidence, without promising that every model or concealed connection can be repaired on a first visit. You do not need to remove covers or reach outside to help identify the issue.
For the established roof-window service, see skylight installation and repair.
Separate the chimney, junction and runoff details
A chimney has masonry and a top as well as flashing and, where present, a back gutter at roof level. Work to the stack does not automatically include the roof junction, or the other way round. We identify the relevant component and how any proposed repair will meet the retained covering.
At a wall abutment or valley, the adjoining slopes and the route taken by runoff also matter. An abutment is the connection where a roof meets a wall; a valley carries water between slopes. These details need to be considered together with nearby coverings, not treated as an isolated line to seal.
An obvious crack or loose piece may warrant repair without explaining every indoor symptom. The quotation should distinguish a confirmed defect from a possible entry route that needs further investigation.
For stack and roof-level work, read about chimney repairs.
For weathering at walls and between slopes, see lead flashing and valley repairs.
Define the pitched-roof repair and what stays
A repair to slate, tile, ridge or verge should suit the covering left around it. Material, profile, overlaps and the relevant fixing method affect how a replacement unit or repaired detail connects to its neighbours. A similar colour alone is not enough to establish compatibility.
We explain the area to be repaired and the surrounding components to be retained. One slipped unit, the age of the roof or an earlier patch is not proof that the whole covering has failed. If a straightforward replacement is unsuitable, the alternatives and any additional area should be discussed before work is agreed.
Battens, underlay and supporting timber cannot be described as fully inspected while concealed. Accessible evidence can guide the recommendation, with further lifting or access agreed where necessary. We do not promise an unavailable match or a fixed repair lifespan from the enquiry.
Covering-specific considerations are explained under slate roofing.
For retained tiled coverings, see tile roofing.
For the separate detail at the top of a slope, see ridge tile repairs.
Check flat-roof edges, surfaces and drainage as connected parts
On a flat porch, extension or garage roof, the relevant surface, seams or laps, edges, upstands and outlets help define the assessment. Falls direct water towards drainage points; the supporting build-up also matters where it can be assessed. A surface view does not establish the condition of every layer.
A compatible local repair, renewal of a section or wider refurbishment depends on the existing material, surrounding condition, preparation and the selected system's moisture requirements. Ponding alone does not prove an entry point or the need for replacement. Wet or unsound layers need assessment before more waterproofing, and a coating is not a universal cure.
The outlet, gutter and downpipe may need separate work from the covering. Overflow or a damaged support should be identified in its own right. Clearing a rainwater route does not, by itself, confirm that water entering the building has been resolved.
For repair and refurbishment choices, see flat roofing.
For separate rainwater work, see guttering repairs and replacement.
Where adjoining roofline boards need attention, see fascias and soffits.
When the first step should be a phone call
Call for current availability if water is active or worsening, covering is exposed, or loose slate, tile, ridge or chimney material could fall. Falling material can warrant urgent help without an indoor drip. A leak stopping does not, on its own, establish that it is safe to leave.
Keep people and pets away from bulging or wet ceilings, wet electrical surroundings and falling-material areas, and seek appropriate qualified help. Catch drips only where safely reachable at floor level away from those hazards. Do not climb onto a roof, enter an unsafe roof space or pierce a ceiling.
Professional temporary protection may be an appropriate first stage where access and conditions allow, but it is not guaranteed on every visit or the same as a permanent repair. We explain the limits of any immediate work and what investigation or follow-up remains.
For the urgent service and its limitations, see emergency roof repairs.
Agree the boundary of the work before it starts
The next step may be investigation only, suitable temporary protection, a contained repair or consideration of a defined section or wider renewal. We explain the purpose of the proposed stage, what it addresses and what it leaves in place, so an assessment does not become permission for unspecified work.
A free written quotation does not mean that every callout or investigation is free. Any chargeable investigation is explained and agreed first. The proposal should also make clear which decisions depend on closer access or exposing a concealed detail.
- The repair boundary, method and materials, including retained items and the adjoining details included.
- Professional access or scaffolding, protection of occupied areas, agreed waste removal and relevant access constraints.
- Investigation, immediate protection, permanent work and follow-up separated where they are different stages.
- Uncertainty, exclusions, outstanding decisions and the applicable written terms.
- Concealed findings, additional work and cost explained for approval before that extra work proceeds.
For broader defined covering and junction work, see roof repairs.
Know what has been completed and what comes next
Tell us about side or rear routes, lower roofs, shared junctions, restricted access and rooms in use. We discuss who can arrange access and how the work affects occupied areas, without assuming permission across another property or asking you to inspect unsafe spaces.
The condition found should support the choice between a repair, section renewal and full replacement, including how new work meets retained details. Full replacement is for a failing roof on an existing home. Our ten-year warranty applies only to full replacements and new roofs under written scope and terms, not local repairs or section renewal.
At completion, we explain the agreed checks, retained areas, applicable terms and any remaining stage. If fresh wetness appears, report the room, date, weather and previous scope where known. It should not automatically be dismissed as drying or taken as proof of a previous contractor's fault. A description is enough; photos are optional and only from a safe indoor position. Phone if water worsens or material could fall.
For condition-led renewal of a failing existing-home roof, see roof replacement and re-roofing.
For a planned condition review, see roof inspections and maintenance.

Questions about roof repairs in Firhouse
Does moisture beside a roof window mean I need a new window?
Not necessarily. Moisture may involve condensation, the unit or the surrounding weathering. Its position and timing help determine what needs assessment. Any proposal should distinguish window work from work to the roof connection rather than assume replacement.
Can I enquire without knowing the fault or sending photos?
Yes. Give a plain description, the affected room or roof area and your area, address or Eircode. Roof terminology and photos are optional, and the form accepts no attachments. Do not investigate at height to provide more information.
Is a visit useful if the leak only happens in particular rain?
Existing signs and the history may still help, although a dry visit may not reproduce the leak or establish its source. Tell us the timing and whether water has stopped. Phone if conditions worsen or there are safety concerns rather than waiting for the form to arrange urgent help.
What helps when water returns after a previous repair?
The date, area repaired and any scope or records you already have can help us compare earlier work with present evidence. Recurrence may concern the same detail or another route; the symptom alone does not establish why it has returned.
Could the chimney need work separately from the covering?
Yes. Stack or top repairs and roof-level flashing, back gutter or adjoining covering work are different scopes. We assess the relevant details as access and evidence allow and explain which are included, rather than assume every component needs repair.
Can a flat roof have a local repair instead of wider work?
A compatible repair may be suitable where the relevant material and surrounding condition support it. Preparation and the selected system's moisture requirements matter too. If concealed layers need assessment or the proposed repair would leave an unresolved detail, that should be explained before agreement.
Will clearing the gutter stop water appearing inside?
It may address a drainage problem, but that is not proof that covering or junction faults are absent. The findings should explain the relationship, if any, and identify gutter work separately from a roof repair.
Does an enquiry book emergency attendance or a first-visit repair?
No. Phone for current urgent availability. Attendance and the work possible depend on the findings, location, weather, traffic, crew availability, materials and safe access. The first stage may be assessment or suitable temporary protection, with permanent work still to agree.
What should be agreed before closer investigation?
Its purpose, proposed professional access or opening-up, limits and cost arrangements should be clear before you agree. Investigation only, temporary protection and permanent repair should not be treated as the same authorisation.
What if access is shared or restricted?
Describe the known route, lower roofs, rooms in use and who can arrange an access discussion. We can then consider the practical limits without assuming a right to cross another property. You do not need to clear or enter an unsafe roof space.
What happens if concealed damage changes the quotation?
We explain the finding, proposed additional work and cost for approval before proceeding with that extra work. The written scope should distinguish known repairs from items that depend on agreed further investigation.
Which terms apply, and what should I report afterwards?
The quotation sets out the terms for the agreed work; the ten-year full-replacement warranty is not a local repair or section-renewal warranty. Keep the scope and report fresh wetness or changed symptoms with the room, date and weather. Safe indoor photos are optional; phone for worsening water or loose material.
