New Roofs and Re-Roofing in Terenure

A new roof begins with a design: drawings and a specification that decide its shape, structure, pitch or falls and build-up before any covering is ordered. Re-roofing begins with evidence: what the existing roof shows about whether it can still be repaired. Emerald Isle Roofers Dublin carries out both for Terenure properties from our business base in Blanchardstown.

In either case, the written proposal sets out what is supplied and installed, what has been assumed, and what sits outside the roofing scope, so you can see exactly what you are agreeing to.

Materials and work covered

Pitched roofs may be covered in natural slate, fibre-cement slate, concrete tile or clay tile. Flat and low-pitched areas may use reinforced bitumen, EPDM, GRP, PVC, FPO/TPO or a liquid-applied system. Each covering has limits on pitch, weight, exposure and detailing, and it is selected only once those limits have been checked against the roof.

Underlay, battens or deck, fixings, and the ridges, hips, verges, valleys and abutments are all part of the roof. Where a chimney, roof window, gutter or fascia meets the roof, its junction is considered with the work and any work to the item itself is listed separately.

New roofs start from the design

On an extension, garage, garden room or dormer, the roof should be designed with the building. The drawings and specification set the structure, loads, roof form, pitch or falls, insulation position, moisture control and rainwater route. Where the new roof meets an existing wall or roof, that junction often needs the most careful thought of the whole job.

We install the roof covering and roofing details to that design. If a detail looks hard to keep watertight, or a chosen covering seems unsuited to the proposed pitch, we raise it before work starts so it can be resolved with the designer. Who is responsible for structural design and approvals should be confirmed before roofing is agreed; each party keeps the compliance responsibilities of its own role, including ours for the installation work we carry out.

Matching a new roof to the house

Owners often want an extension roof to match the main house. That works when the extension's pitch and structure suit the same covering. Lower pitches can rule out some slates and tile profiles, and heavier coverings need a structure designed for them.

Where matching is not suitable, we explain coverings that are, rather than installing one outside its limits. The quotation names specific products instead of simply describing the roof as slate, tile or flat.

For slate coverings and their limits, see our slate roofing in Terenure.

Evidence that justifies re-roofing

Age alone does not justify replacing a roof. The evidence that does includes slipping or broken units across several slopes, fixings or battens failing over wide areas, leaks appearing in unrelated places, and repairs that keep needing to be redone. A single damaged area on an otherwise healthy roof is normally a repair.

An assessment separates what was seen, what can only be confirmed once the covering is lifted, and how the evidence points towards repair or replacement. If the decision is close, separate repair and replacement scopes let you compare them directly.

For a closer look at the trade-offs, read repairing versus replacing a roof.

Underlay, insulation and moisture control

The layers beneath a new or replaced covering must suit how the space below is used and insulated. The right combination of underlay, ventilation and vapour control depends on the construction and products involved, so it is decided for the specific roof. Getting it wrong can cause condensation that looks like a leak but needs a different remedy.

If insulation upgrades or an attic conversion are planned, mention them early so they can be considered with the roofing build-up. Insulation and ventilation alterations are included only where the quotation lists them.

To understand how the two problems differ, read roof condensation or a leak.

Findings once the roof is stripped

Removing an old covering can reveal decayed rafter feet, damaged wall plates or timber that has been wet beneath a long-standing leak. A sound quotation names where findings like these are possible.

Anything found is shown to you, described and priced, and proceeds only with your authorisation. Sound timber stays where it is; being exposed is not a reason to replace it.

Planning a roof project in Terenure

We serve Terenure from Blanchardstown. Tell us whether you are planning a new roof or replacing an existing one, which part of the building is involved, what drawings, surveys or reports you already have, and anything you know about access, parking or adjoining buildings that could affect scaffolding.

Whether you can remain in the property during a re-roof depends on how much is opened at once and how the building is protected, so it is discussed rather than assumed. The proposal covers each roof area, named covering, underlay, battens or deck, main details, access, waste removal and exclusions.

Frequently asked questions

Do you install new roofs or only replace old ones?

Both. New roofs on extensions and other structures are installed to the project's drawings and specification, and existing roofs are re-roofed where their condition justifies it.

Who designs the structure of a new roof?

The project's designer or engineer, appointed by the owner. That is settled before roofing is agreed, and our installation is carried out to the design and to the standards that apply to our work.

Is an old roof automatically due for replacement?

No. The pattern of defects matters more than age. A sound older roof may need only maintenance or local repair.

Can my extension roof use the same slate or tile as the house?

Where its pitch and structure suit that covering, usually yes. Where they do not, suitable alternatives are explained.

What if the roof timbers are damaged?

Damage is shown to you, described and priced as additional work, and it proceeds only once you authorise it.
