Flat Roof Repairs, Re-Covering and New Flat Roofs in Terenure
The first question with a leaking flat roof is not which membrane to use but which of three jobs you are actually facing: a repair to a covering that is mostly sound, a full re-cover of a roof whose waterproofing has run its course, or a new roof built to a design. Emerald Isle Roofers Dublin carries out all three for properties in Terenure, travelling from our business base in Blanchardstown, and we keep them separate in every quotation.
Until the roof has been assessed, catch drips indoors only where that can be done without going near wet electrical fittings, and keep out of any room where the ceiling is sagging or stained and swollen. Please do not go onto the flat roof, lean out of a window over it or climb up to look; a wet deck can be weaker than it appears and roof edges are rarely guarded.
Materials and work covered
We work with reinforced bitumen systems including torch-on, EPDM rubber, GRP fibreglass, PVC and FPO/TPO single-ply membranes, and liquid-applied systems. These are distinct families with different preparation, detailing and compatibility requirements, so a repair material is matched to the covering that is already there and a replacement system is chosen for the particular deck, use and surroundings of the roof.
Whether hot works are appropriate, how upstands and edge trims are formed, and how the system meets walls, rooflights and outlets are decided after assessment. The quotation names the system and explains why it was proposed, rather than offering a single product for every flat roof.
Tracing where the water gets in
On a flat roof, water can run a surprising distance across the deck or along a joist before it reaches a ceiling, so the stain indoors marks roughly where the water ends up rather than where it started. The usual suspects are details rather than the open surface: the upstand where the roof meets a wall, flashings above that upstand, the drip edge into a gutter, rooflight kerbs, pipe penetrations and the outlet that drains the roof.
An assessment works back from the symptom to the most likely detail and tells you how certain that conclusion is. Where the source can only be proven by opening a small area, that is stated and agreed in advance rather than presented as a guess.
For why some leaks only show up in particular weather, read why roofs leak after heavy rain.
Repair, re-cover and new installation are different jobs
A repair addresses an identified defect and relies on the surrounding covering and deck being sound. It is the right answer when damage is localised, and it should use a compatible material bonded to a clean, dry, prepared surface. It cannot correct falls, dry out saturated insulation or strengthen a soft deck.
Re-covering removes the existing waterproofing and installs a complete new system, with edges, upstands, outlets and penetrations detailed together. A new flat roof, on an extension, dormer or outbuilding, starts from drawings and a specification that set the structure, deck, falls and insulation position before the covering is chosen. Treating these as one product leads to the wrong expectations, which is why each is quoted separately.
When patching stops being good value
Repeated patches in different materials, laps lifting in several places, widespread crazing or blistering, and water lying in the same areas after every shower all suggest that the covering, not one detail, has reached the end of its useful life. At that point another repair may still stop today's drip, but you should be told plainly that it is unlikely to last.
Where repair and re-covering are both reasonable, both can be priced so you can compare what each deals with and what each leaves in place.

Falls, outlets and moisture in the build-up
Water that lies on a roof keeps laps and details under constant load. When a roof is re-covered, the quotation can set out options for improving falls or outlet arrangements as a separate, priced item, so you can decide on it on its own merits.
Insulation and vapour control are decided for the specific roof, because the right arrangement depends on whether the deck is cold or warm, how the room below is used and which products are involved. Condensation inside a poorly arranged build-up can mimic a leak, and a new covering will not cure it. Insulation work is included only where the quotation lists it.
To tell the two problems apart, read roof condensation or a leak.
What happens if more damage is found
Soft deck boards, wet insulation or decayed timber at an edge often only become visible when the covering is lifted. A careful quotation identifies where that is possible before work begins.
Nothing beyond the agreed scope goes ahead on assumption. Any concealed damage is shown to you, with photographs where you cannot see it yourself, then described and priced as additional work, and it proceeds only once you authorise it. Sound boards and insulation are kept.
Arranging a flat roof assessment in Terenure
Terenure is one of the areas we serve from Blanchardstown. When you enquire, tell us whether this is a leak, a roof you think is due for re-covering or a new roof you are planning; which part of the property is involved; when any problem started and in what weather; and what you know of previous repairs. Photographs taken safely from the ground or from inside are helpful but not required.
We do not price from roof area alone. The written quotation identifies the type of work, the named system, how edges, upstands and outlets will be treated, access, and anything excluded or dependent on what is found.
Frequently asked questions
How do I know whether my flat roof needs a repair or a re-cover?
A single identified defect in an otherwise sound covering usually suits a repair. Widespread defects, repeated failed patches or a compromised deck point towards re-covering. The assessment explains which applies and why.
Can you put a new covering straight over the old one?
Some systems can be laid over a suitable existing surface, but only where the deck and the existing layers are sound, dry and compatible. That is confirmed on assessment rather than assumed.
Do you install flat roofs on new extensions?
Yes. New flat roofs are installed to the project's drawings and specification. Structural design and any approvals are settled with the project's designers and owner before the roofing is agreed, and our installation work is carried out to comply with them.
Why does the stain on my ceiling not line up with the damage on the roof?
Water often travels across the deck or along timbers before it shows inside. The assessment works back from the stain to the detail most likely to be responsible.
Will rotten boards be replaced automatically?
No. Damaged boards found once the covering is lifted are shown to you and priced, and replaced only once you authorise the extra work.
