Roof Tile Repairs and Tiling in Castleknock

Tiled roofs tend to show problems at their edges and joints first: a cracked tile after wind, a ridge tile that has worked loose, mortar falling from a verge. Emerald Isle Roofers Dublin repairs and renews tiled roofs for properties in Castleknock from our Blanchardstown base. We identify the tile, the fixing and the failing detail before proposing a repair.

Fragments of tile or mortar on a path or driveway are a sign to keep the area clear and arrange an assessment. Please do not go onto the roof or use a ladder to inspect it.

Materials and work covered

We work with concrete and clay roof tiles in interlocking and plain profiles. Concrete tiles are moulded and fairly heavy; clay tiles are fired and can vary in shade and shape. The profile, size, interlock and headlap all affect which replacement will fit and keep water out.

Repairs can cover individual tiles, ridge and hip tiles, verges, eaves details, underlay and battens where included, and the junctions where tiles meet walls, chimneys or valleys. Mortar-bedded and dry-fixed ridge and verge systems are both assessed; the right approach depends on the roof.

Why the tile profile matters for a repair

Interlocking tiles have side channels that link each tile with its neighbour, so one tile depends on the shape of those around it. A replacement that looks similar but has a different interlock may sit proud, leave a gap or prevent the tiles from locking together. Plain tiles are smaller and rely on a double overlap rather than a side lock.

An older tile profile may no longer be available. Where an exact match cannot be obtained, suitable reclaimed tiles or a larger compatible replacement section may be considered. Any proposal must explain how it connects to retained tiles and leaves every affected area properly covered, rather than hiding a mismatch on another slope.

For safe observations before booking, read slipped slates and broken roof tiles.

Concrete and clay tiles behave differently

Concrete tiles can lose their surface finish and become more porous over time, but often remain structurally serviceable. Clay tiles are less prone to that surface wear but can be affected by frost damage or cracking, and handmade clay varies more in shape.

Those differences influence whether a roof is a candidate for targeted repair or whether deterioration across the covering justifies a wider proposal. The decision rests on the condition found, not on a general rule about either material.

Ridge tiles and verges: the usual weak points

On many tiled roofs the ridge and gable-end verges are bedded in mortar. Weather and movement can crack that mortar, leaving ridge tiles loose and verges open to wind-driven rain. Dry-fixed systems use mechanical fixings and purpose-made components instead, and need their own checks for missing or damaged parts.

Re-bedding a ridge and converting to a dry system are different jobs. We explain which suits your roof and whether the existing approach can be repaired. A loose ridge tile is a falling hazard, so keep clear of the area below until it has been made secure.

Underlay and battens beneath the tiles

Tiles shed most of the rain, but the underlay beneath catches water that gets past them and directs it to the eaves. Older or damaged underlay can sag, tear or become brittle, so a leak may appear even where no tile is visibly broken. Battens provide the fixing points, and decayed battens can allow tiles to move.

Some underlay or batten problems can only be confirmed by lifting tiles in the affected area. If that is part of the proposed work, the quotation should explain where and how findings will be agreed. You do not need to enter the roof space to check the underlay before an assessment.

If you are unsure whether it is a leak at all, read roof condensation or a leak.

Targeted tile repair or re-tiling

Most tiled roofs can be repaired where damage is confined to a few tiles, a ridge section or one verge. Re-tiling is worth considering where tiles are failing across slopes, the underlay has broken down widely or many repairs are needed at once.

A re-tiling proposal should say whether tiles will be new or reused, the underlay and batten specification, and how ridges, hips, verges and valleys will be finished. Changing to a different tile or to slate needs the roof pitch and structure checked first.

Tile repair enquiries in Castleknock

Castleknock is within the area we serve from our Blanchardstown base. Tell us which slope or edge is affected, what you have seen fall and whether water is coming in. A photograph taken safely from ground level showing the ridge or verge can help.

The quotation sets out the tiles, ridge, verge and other items included, the replacement material and the access arrangements. Price depends on that assessed scope, not on a count of visible broken tiles.

Frequently asked questions

My tiles are discontinued. Can the roof still be repaired?

A repair may still be possible using suitable reclaimed tiles or a compatible replacement section. The dimensions, overlap and interlock need checking, not just the colour. If more of the covering must change to achieve a sound connection, that extent should be explained before agreement.

Should mortar on the ridge be replaced with a dry ridge?

It can be an option, but not the only one. Re-bedding suits some roofs, and dry-fixed systems suit others. The choice depends on the existing tiles, ridge type and condition.

Why is my roof leaking when no tiles look broken?

Water may be getting past a ridge, verge, valley or flashing, or the underlay beneath the tiles may have deteriorated. Condensation can also look like a leak. An assessment is needed to separate these causes.

Can moss damage roof tiles?

Heavy moss can hold water and block channels or gutters, and some cleaning methods can damage tiles. Do not go onto the roof to remove it. If moss is a concern, mention it during an assessment.

Are concrete tiles worse than clay?

Neither is simply better. They differ in weight, surface wear and appearance, and both can perform well when suitably specified and maintained. Repair decisions are based on the condition of your particular roof.
